| SERVICES PROVIDED BY SELECTIVE
INVENTORY
Selective Units are required to maintain a minimum inventory. Upon acceptance of the management contract, the Owner must provide Selective with a completely stocked unit according to this inventory. As needed, to maintain this inventory, during the term of the Management Agreement, Selective will provide replacements for the following items:
- Bath, Laundry, Dishwasher and Liquid soaps
- Toilet Tissue, Paper Towels and Kleenex
- Dishes, Silverware, Glassware and Utensils
- Pot holders, Placemats, and Kitchen Towels
- Vacuum cleaner bags, Trash can liners
- Light bulbs, Hangers, Matches
- Keys
All linen and kitchen items supplied by Selective will be of a name brand, high-quality nature. Sheets and towels will be white in color. Should you wish for Selective to make your purchases (at our cost), we would be happy to do so. In this way we can also maintain the "same type" of inventory. Our suppliers maintain a 10-year guarantee of open stock items.
HOUSEKEEPING
CHECK OUT CLEANING AND LAUNDRY SERVICE AFTER GUESTS.
Owners will be charged for cleaning after Owner Bookings or Owner-Guest Bookings. Owner Guests may pay for cleaning if Owner makes the necessary arrangements with Selective. Guests pay for the checkout cleaning charge.
Selective will help owner set up and arrange the property so as to maximize income and keep costs to a minimum. Said service to include recommended furnishings, colors, patterns and any innovative and cost saving measure designed to enhance rental revenue.
Selective will assist owners in effecting repairs and settling insurance claims. Selective will obtain repair and replacement bids and submit them to the insurance company.
Owners may book their property to outside guests 5 times free of charge during a twelve-month period. Each owner rental booking in excess of 5 bookings per annum will cost $25.00 per booking. This charge will cover supplies and linens, reservation and unit check.
Owner shall not pay Selective for owner bookings, only for owner guests. Owner guests not to occupy the period of December 26 to January 2.
Routine inspections of the property by office staff and maintenance persons.
Complete inventory of property twice annually, Spring & Fall, for a small fee ($25.00 each). Owner may elect to do his or her own inventory.
MAINTENANCE
Minor maintenance and light bulb replacement accessible by stepladder not to exceed 8 ft. Selective will also coordinate ALL maintenance for Owner's property. Said maintenance to include SPA service, carpet cleaning, window cleaning, and the cleaning of blinds, fire extinguisher service, and chimney sweep. SNOW REMOVAL-from porches and landings immediately adjacent to the Property's front doorway as well as stairwells and driveways. Selective shall contract for snow removal on behalf of Owner.
ACCOUNTING
Owners will receive monthly statements.
Owners will receive year-end summary of income and expenses as well as ALL original invoices.
Optional: Selective will pay utility bills to include Electric, Gas, Water and Sewer, Telephone and Cable T.V. Funds for payment of such bills will be disbursed from Owner's account. Owner will provide adequate funds to cover the amounts expensed.
TELEPHONE
Owner will provide a touch-tone telephone for the property, as well as a phone line; Selective will contract with GTE to install a special restricted phone line, paid for by Owner. This restricted phone line will prevent guests from making unauthorized long distance calls. The current charge for this installation is approximately $45-50.
MARKETING
Selective will provide Owner with various marketing programs designed to enhance rental income. In addition to the extensive marketing program already in place including a full presence on the Internet, optional programs include:
- Video Presentation Tapes or CD-ROMs.
- Single brochure flyer for the property.
- Various advertising programs in periodicals and newspapers, suited to the property.
- Color photographs of the property, digital or actual prints.
- Offer Owner's property in conjunction with other discount or promotional packages.
- Travel Shows.
- Personal concierge service to guests who desire to preview a property.
- Individual property Web Page with online availability and online booking ability.
OWNERS WILL BE FINANCIALLY RESPONSIBLE FOR THE FOLLOWING

- Trash Removal
- Snow Removal:
- Plowing of Driveways
- Decks
- Roofs
- Stairwells
- Inventory Replacements:
- All appliances except coffee maker
- Fire Extinguisher
- BBQ & BBQ Tools
- Vacuum Cleaner
- Iron & ironing board
- Pillows & Blankets
- Mattress Covers
- Comforters and Bedspreads
- Brooms & Mops
- Snow shovel
- Supplies:
- Firewood
- Fireplace Tools and Screen
- Repairs
- Spas and Sauna Maintenance
- Property Cleaning:
- After Owner or Owner's Guest
- Owner is responsible for making arrangements for cleaning with Selective
- Optional-Marketing:
- Owner to allow Selective 5 to 7 days for promotional use; travel agent familiarization, marketing*
- Owner shall pay Selective $100.00 per year for individual property web page.
*other than Holiday Periods.
Selective Accommodations reserves the right to purchase all needed items to maintain a complete inventory, or to make any necessary repairs, which are under $150.00 at the Owner's expense. With respect to Travel Agent/Lodging Wholesalers Commissions, Rental Cars, and Advertising, we want to assure you that these items represent the cost of obtaining more frequent bookings and are an integral part of the Vacation Rental business. This company performs the same tasks on any booking, whether that booking is procured through a Travel Agent or as a result of a Rental Car package. These costs are already built into the rates and should not be considered additional. Travel Agent and Wholesaler commissions are a percentage of the gross rental income and will appear as a charge on the owner’s statement.
